Buy Two And Save
Oh, what fun I have had with 45 3rd Place. This lovely brownstone was bastardized about two years ago, when a developer built the strangest extension and divided the place into two duplexes. The "Hunchback" of Carroll Gardens is known by all in the neighborhood and has become an example of what not to do when renovating a brownstone. The two duplexes have been on the market for more than a year and a half, due in part to the high price, but more probably to the visible flaws as I discovered at one of the open houses. Marketed by Brown Harris and Stevens, they were priced at $1,595,000 for the lower and $1,555,000 for the upper unit.
The seller was firm on the price for a very long time. However, last week, Brownstoner reported that the duplexes had finally come down a tad in price
(lower: $1,535,000 and upper: $1,495,000,)
The seller must be hurting. In addition to a price reduction, he and his agent are trying a new marketing approach: buy two duplexes and save! The realtor, Phillis Norton-Towers, is now marketing the whole townhouse for $2,995,000.
Now that is more like it.
If all of this is not strange enough for you, there is more. 45 3rd Place was featured on Open House TV, the NBC real estate series about buying, selling and renovating New York City real estate. In the episode, host/realtor Brian Lewis is showing local resident/buyer Mary Stewart two condos in the neighborhood. One is, you guessed it 45 3rd Place, the other is 116 3rd Place. It is quite funny to watch Ms. Stewart gush over # 45. Watch the video and tell me what you think. Obviously, she did not buy the place, otherwise, it wouldn't be on the market any more.
P.S.: Pardon me for asking. but why did they need a car to go from one place to the other? The distance from Ms. Stewart's house and the two condos is ridiculously close. What a waste of gasoline.
